Acknowledgment (The Gatekeeper). You cannot just scribble a deed on a napkin and record it. The Clerk of Court requires the document to be Acknowledged.Acknowledgment is formal declaration made before a notary public (or authorized officer).The signer (Grantor) appears before the notary and declares that they are signing the document voluntarily.It prevents forgery. The notary confirms, "Yes, this is truly John Doe, and he isn't being held at gunpoint."A deed is valid between the buyer and seller without acknowledgment, but it cannot be recorded (Constructive Notice) without it.
