Agricultural real estate involves land used for growing crops or raising livestock. This includes farms, ranches, orchards, vineyards, and timberland. Investing in agricultural land is distinct because the value is often driven by the productivity of the soil and commodity prices (the price of corn, beef, or timber) rather than the rent a tenant pays. However, as cities expand, agricultural land located on the outskirts of development can become extremely valuable for its potential to be rezoned and converted into residential subdivisions or commercial centers. Investors in this sector must understand zoning laws, water rights, and environmental regulations.
