Brokerage Offices and Branch Requirements

Section 1 of 31

Every real estate brokerage must have a physical home base. In legal terms, this is the Principal Office. Think of this like the bridge of a ship. It is where the Captain (the Broker) steers the company and keeps the important documents. The DBPR has specific rules about what counts as an office: Physical Location: It must be an enclosed room in a stationary building. It cannot be a tent, a temporary stand, or a moving RV.Privacy: It must provide privacy to conduct negotiations. You can't just operate out of a noisy Starbucks lobby; you need a space where you can close the door and discuss confidential money matters with clients.Records: This is where the books, records, and transaction files are kept (remember the 5-year rule?).Signage: There must be a sign at the entrance that is easily visible. It must contain the Broker's name, the words "Licensed Real Estate Broker," and the company trade name.
