The most common valuation tool used by real estate agents is the Comparative Market Analysis (CMA). A CMA is a marketing tool prepared for a buyer or seller to help them determine a realistic listing price or offering price. While it looks at similar properties (comparables) just like an appraisal does, a CMA provides a price range rather than a specific value opinion and is not required to follow the strict technical rules of USPAP. It is distinct from an appraisal and is typically provided as part of the agent's service to secure a listing or assist a buyer.
