This is one of the most critical logistical concepts you need to understand in Florida real estate. It deals with the moment you have to "switch hats" in the middle of a deal.Imagine you are acting as a Single Agent for a seller. You are their "private agent," owing them total loyalty and obedience. Then, you meet a buyer who also wants you to help them buy that specific house. Suddenly, you have a problem: You cannot be totally loyal to the seller (trying to get the highest price) and totally loyal to the buyer (trying to get the lowest price) at the same time. You cannot be a Single Agent for both.
