Special Warranty Deed - I promise I haven't done anything to mess up the title while I owned it. It offers no protection for problems caused by previous owners.Who uses it? Banks (foreclosures) and corporations. They don't want to be liable for the history of the house before they got it.Bargain and Sale Deed - I imply that I own this land. No warranties against liens or encumbrances. Who uses it? Investors or tax sales.Quitclaim Deed (The "As Is" Deed) - I convey whatever interest I might have... which might be nothing." The Use: It is rarely used to buy a home. It is used to clear clouds on title. Example: An ex-wife's name is still on the title. She signs a Quitclaim Deed to remove herself. She isn't warranting anything; she is just saying, "I quit my claim."Special Purpose Deeds. These are used when the signer is acting on behalf of someone else. Personal Representative's Deed: Used to sell a deceased person's property (Probate).Guardian's Deed: Used to sell property owned by a minor.Committee's Deed: Used to sell property owned by a mentally incompetent person.Tax Deed: Issued by the county when property is sold for unpaid taxes.
