We talked about how important it is to tell the client, "I am a Single Agent" “I’m a Transaction Agent” or "I am not representing you." But simply saying it isn't enough; you have to prove you said it. The specific disclosure notices (Single Agent Notice, No Brokerage Notice, Transaction Broker or Consent to Transition) must be retained in the transaction file.
