To succeed in this field, a licensee needs expertise beyond standard property valuation. They must understand corporate finance and business accounting to interpret financial statements like balance sheets and profit and loss statements. Valuation is particularly challenging and relies on four methods. Comparable sales analysis is used but is often difficult because private business sales data is not as public as home sales. The Cost approach values the specific assets (equipment, inventory). Income analysis is the most common method, valuing the business based on the profit it generates. Finally, Liquidation analysis estimates what the assets would bring if the business were closed and sold off piece by piece, setting a "floor" for the value.
