FLORIDA REAL ESTATE SALES ASSOCIATE COURSE
Real Estate Contracts
Section 6 of 45
A contract must be for a legal purpose. If the agreement involves something illegal, the contract is void and cannot be enforced.Example: A broker takes a listing while her real estate license is inactive. Later, the seller finds out and refuses to pay the commission. The listing agreement is void because performing real estate services without an active license is illegal. Since the purpose of the contract was unlawful, the broker cannot enforce the contract or collect the commission in court.
