This is a deep structural checkup of the building. Engineers inspect key elements like load-bearing walls, columns, and other structural components to make sure the building is safe and stable for the people living inside.Structural Integrity Reserve Study (SIRS). Think of this as a long-term savings plan for the building. It ensures the condo association is setting aside enough money to repair or replace critical structural components in the future—so owners aren’t hit with massive surprise assessments later.Turnover Inspection Report. This is a full condition report of the entire condominium, prepared and certified by a licensed architect or engineer and recorded in public records. It covers everything from the roof and structure to elevators, plumbing, electrical systems, HVAC, pools, parking areas, seawalls, and more. It also estimates how long each component will last and how much it will cost to replace.
