We have talked about contracts, titles, and property rights. Now we need to talk about Ethics. In real estate, your reputation is your currency. If you lie—or even if you are just sloppy—you can lose your license, get sued, or even face criminal charges.The Golden Rule in Florida real estate is: "When in doubt, DISCLOSE."Ethics is about doing the right thing even when no one is watching. The law sets the minimum standard, but as a professional, you should aim higher.When in Doubt, Disclose. If you are standing in a house and you wonder, "Hmm, should I tell the buyer about that water stain on the ceiling?" the answer is YES.The Rule: If it affects the value of the property, tell them.The Safety Net: Disclosing facts protects you. If you tell the buyer about the leak and they buy the house anyway, they can't come back later and say you tricked them.
