The primary source for this information is the Multiple Listing Service (MLS), which provides the most up-to-date details on active, pending, and sold properties. However, a diligent licensee verifies MLS data using the Property Appraiser's Office records to confirm the subject property's square footage, lot size, and tax assessed value. Additionally, the Clerk of Courts records can be used to verify the actual date a deed was recorded and the precise sale price, ensuring that the "sold" data being analyzed is legally accurate and not just self-reported by agents.
