You can't just say, "The big field behind the old oak tree," because the tree might die.A Legal Description is a precise method of describing the location of real estate that will be accepted by a court. It establishes exact boundary lines so that 100 years from now, a surveyor can find the exact same plot of land.A legal description is used to describe a piece of land so clearly and precisely that a court of law can recognize exactly which property is being discussed. Its purpose is to identify one specific parcel of land and distinguish it from all others. A legal description is considered valid if a surveyor can use it to locate and draw the exact boundaries of the property.
