Besides seniors and private sellers (Mrs. Murphy), two other groups get a "pass" in limited situations.Religious organizations (churches, mosques, synagogues) that own housing can restrict occupancy to members of the same religion.The Condition: They cannot operate the housing for a commercial purpose (it must be non-profit/ministry).The Catch: This exemption is void if the religion itself restricts membership based on race, color, or national origin.Example: A Catholic convent can rent units "For Catholics Only."Private clubs that provide lodging for their members (not for the general public) can also restrict occupancy to their members. The lodgings cannot be run as a commercial hotel open to the public.
