Now that we know who is protected (FRSH CRN) and what housing is covered, we need to talk about behavior. The Fair Housing Act specifically outlines eight actions that will land you in hot water.Some of these are obvious (like slamming the door in someone's face), but others are subtle. As an agent, you must be able to spot them all.Refusing to Rent, Sell, or Negotiate - This is the most direct form of discrimination. You cannot refuse to rent, sell, or even negotiate with someone because they belong to a protected class.The Scenario: A landlord sees an applicant is a single mother with a child (Familial Status) and suddenly says, "Actually, I decided not to rent the place," or simply stops returning her calls.The Takeaway: If the property is on the market, it must be available to everyone who meets the financial qualifications.
