Financing is the business of providing funds for real estate transactions. Buyers sometimes buy with cash. This means they have the money in their bank account to purchase the property. Another way to purchase a property is with a mortgage. Sources of mortgages include commercial banks, savings associations, credit unions, and mortgage lenders. If you will be working with buyers and sellers, your commission will often depend on ability of the buyers to be approved for a mortgage. Try to connect with a good mortgage broker who will help you to close deals by pre qualifying your buyers and making sure they get approved by the bank. Understanding how mortgages work is key to doing well in real estate. How much monthly income does one need to qualify for a specific loan amount? What should be the Debt to Income Ratio? How will the credit score influence the rate? What role does amount of downpayment have on the loan amount? An agent who can pre-qualify a buyer and clearly show how they can afford a home has a big advantage over someone who just opens doors and shows properties. Anyone who processes residential mortgage loan applications or offers to negotiate the terms of residential mortgage loan applications for compensation must be licensed as a mortgage loan originator (MLO). A real estate licensee may not operate as a mortgage loan originator unless they also hold a mortgage loan originator license.
