FLORIDA REAL ESTATE SALES ASSOCIATE COURSE

Real Estate Contracts

Section 11 of 45

This was a valid contract, but the court will not force performance.Example: An oral contract to buy a house. It exists, but if the seller changes their mind, the judge will say, "Sorry, Statute of Frauds says I can't help you."Example: A contract where the Statute of Limitations has expired (you waited 6 years to sue).Real World Tip:When dealing with a "Voidable" contract (like a contract with a minor), remember that the minor holds all the cards. They can force you to sell, but you cannot force them to buy.
