While there is no mortgage insurance premium (MIP) like with FHA loans, the VA charges a one-time "funding fee" to help sustain the program. This fee is a percentage of the loan amount and varies based on the size of the down payment and whether the veteran has used the VA program before. Importantly, this fee is waived entirely for veterans who have a service-connected disability. The fee can be paid in cash at closing or rolled into the loan balance.
