Directions in a metes-and-bounds description are shown using compass bearings. The POB and each corner of the property are treated as if they are at the center of a circle. A full circle has 360 degrees, which are broken down into degrees (°), minutes (’), and seconds (") to be very precise.Example: N 45° 25’ 20" E means North 45 degrees, 25 minutes, 20 seconds East.Distances in metes-and-bounds descriptions are measured in feet, usually rounded to the nearest one-hundredth of a foot.A compass has four main directions: north, south, east, and west. If you draw one line from north to south and another from east to west, the circle is divided into four sections called quadrants.
